A Quiet, Secluded Southwest Rochester Residential Neighborhood

You’re in the market for a new home and you want one that – if not new – is at least newer. And you’d especially like a peaceful quiet neighborhood, minimal traffic and of course a neighborhood close to shopping and work.

Considering your list of wants you might be inclined to start looking in suburban neighborhoods; two to four acre lots, maybe even partially wooded. But try as you might you just can’t get past the idea of mowing all that grass and having to deal with a septic system and a well.

Look no further, Scenic Oaks in southwest Rochester is definitely a neighborhood worth considering. Scenic Oaks is located south of 48th Street SW, east of Olmsted County Road #8 and west of State Highway #63 South. The Willow Creek golf course borders the eastern edges of the neighborhood and a few of the homes have golf course views. Scenic Oaks is bordered on the south by vacant developable land within the city limits of Rochester and then 60th Street SW and on the west and north by the city limits and then agricultural land intermixed with suburban neighborhoods.

While less so in recent years, there are many neighborhoods in Rochester – and other cities – with house after house stamped from the same cookie-cutter design. Not so with Scenic Oaks – homes here are anything but cookie-cutter. Sure there are some pretty standard two story colonials and basic ramblers. But for the most part, the homes in Scenic Oaks are individuals in their style, exterior finish materials and architectural design. I especially like the heavy architectural columns you’ll see on many of the homes here.

Home Styles and Price Ranges

Scenic Oaks is zoned R-1; Low Density Residential and so consists of only single-family homes. Lots in Scenic Oaks range in size from just under a half acre to as much as an acre and are level to gently rolling with many homes having walkout lower levels.

Scenic Oaks continues to expand to the south and southwest with the oldest homes having been built in the early 2000’s. Homes range in size from 3,000 to 5,000 square foot ramblers (main and basement included) to 3,500 to 5,000 square foot two-story homes (main, upper and basement included).

Home prices in Scenic Oaks range from the low-300’s to near a million with an overall average sale price hovering in the 400’s. Lot prices range from $70,000 to $175,000.

New construction in Scenic Oaks continues at a rapid pace along the western side of the subdivision and plans are underway for a new section of land to be platted along the northwestern side of the existing neighborhood. Larger estate style lots are planned for the southwestern side of the neighborhood adjacent to the lake on the far southern end of Scenic Oaks.

Shopping, Restaurants and Activities

There are no restaurants or shopping within the boundaries of the Scenic Oaks neighborhood itself, but the Shoppes on Maine shopping complex is within two miles to the east. In or near the Shoppes on Maine you’ll find Fleet Farm, Lowes, Target, Dick’s Sporting Goods and Old Navy. There’s also a movie theatre, fast food, full-service restaurants and a major regional furniture retailer. Within four miles north are a Mendard’s, Kohl’s Department Store, Walmart and DSW Shoes.

Access to employment centers, downtown Rochester and schools is via Highway #63 South/Broadway, County Road #8 and Highway #52.

That’s a Wrap

Scenic Oaks is a beautiful neighborhood of new and newer homes with larger than typical well landscaped lots. The area is a little farther from employment centers than some Rochester neighborhoods but what it lacks in proximity – which is minor when you think about it – is more than made up for by the quiet surroundings and lack of neighborhood traffic.
